What a California lead report includes
Every evaluation is written up with CDPH Form 8552, a map of where hazards were found, the sampling methods and locations, and the lab results. The form records the year the structure was built and whether children live there. The inspector sends a copy to CDPH within 30 days and gives the form and attachments to whoever ordered the work, so keep yours with the house papers.
Testing before you buy or rent out a home
A buyer of a pre-1978 home has a federal 10-day window for a lead inspection or risk assessment, unless both sides change or waive it in writing. CDPH notes that in California the window applies when the test is done by a CDPH-certified Inspector/Assessor. Sellers disclose known lead-based paint on the state transfer disclosure statement, and landlords who have a unit certified lead-free by an inspector no longer need to give the federal lead disclosure for it.
What affects the cost
The size of the home and the number of painted components drive the work in an inspection. A risk assessment adds dust and soil samples and their lab fees. Clearance after abatement is a separate visit, and a rush report or an occupied rental with tenants to schedule around can change the plan.
Positive results on the outside of the house lead to exterior lead paint removal, which covers stucco and trim. Owners of rented units should continue with rental property lead paint work, and Chula Vista Lead Paint Removal lists the remaining services.
