Lead Paint Encapsulation in Chula Vista

Typical cost in Chula Vista

  • One room's trim and walls sealed, about 300 sq ft$1,200 – $3,300+
  • Several rooms, about 1,000 sq ft sealed$4,000 – $11,000+
  • One room's walls covered with new drywall, about 350 sq ft$2,800 – $6,200+

Chula Vista Lead Paint Removal plans lead paint encapsulation in Chula Vista for sound, well-bonded paint that can stay in place under a sealing coating or a new covering. California sorts this work by how long it is designed to last: 20 years or more is abatement under Title 17, and anything shorter is an interim control.

Sealing costs less disruption than stripping, but it is not right for every surface. We plan encapsulation and interim controls in Chula Vista and nearby South Bay cities, including National City and Imperial Beach.

Ways to seal lead paint

Encapsulant coatings

An encapsulant is a coating that bonds to the surface and makes lead paint inaccessible, as the US Department of Labor’s lead guidance describes it. As a general practice point, it needs sound paint underneath, since loose layers can lift the coating, and sashes, sills, stair treads and surfaces that stay damp make poor candidates because rubbing and moisture wear through it.

Enclosure with new materials

Enclosure covers the painted surface with a rigid material such as drywall screwed over old plaster, paneling, or new trim over old casings. It is more durable than a coating and suits walls with sound paint but a rough face. The lead stays behind it, so later work that cuts into the wall disturbs it again.

Interim controls under 20 years

Measures designed to last less than 20 years, such as stabilizing peeling paint and repainting, or a coating not rated for the long term, are interim controls. CDPH says they need no certification, but Title 17 still applies: HUD Guidelines chapter 11 practices, containment, no lead dust left behind, and a Form 8551 notification to CDPH.

When removal is the better choice

Paint on friction or impact surfaces, on rotting wood, or over damp stucco will not hold a seal for long. Those parts are better stripped or replaced, which is covered on exterior lead paint removal and window and door removal. A mixed plan, sealing walls and replacing sashes, is a reasonable outcome.

Upkeep and re-checking sealed paint

Sealed lead paint is still lead paint, so it needs watching. For permanent work, Title 17 requires a written abatement plan that includes a recommended schedule for re-inspection, based on the type of abatement, and instructions on keeping potential lead hazards in safe condition. Between checks, look for cracks, peeling or water stains, and keep the record of what was sealed with the house papers for a future buyer, tenant or contractor.

What affects the cost

The area to be sealed, how much loose paint needs attention first, the product or covering chosen, and whether the work is designed as permanent abatement or as an interim control all shape the cost. Permanent work adds certified crews, the written plan and clearance.

If the paint is failing, compare exterior lead paint removal. To find out which surfaces carry lead, start with lead paint inspection and testing, or return to Chula Vista Lead Paint Removal.
